How to Add Character to a Builder-Grade Home

I’ve helped clients find their dream spec home, and Will and I have also upgraded our own homes, so now it’s about time I share a few tips I’ve seen work when you want to add character or additional value to a spec home. For starters, adding character to a builder-grade home can go one of two ways: spending lots of money upfront or doing it all through your décor! Don’t worry, I’ve got some essential tips you’ll want to try. 

 

Lighting:

Pick out unique lighting such as pendant lighting and ceiling fans that you won’t just see at Lowes or Home Depot. Lighting is a good area to splurge. It adds character and becomes a great focal point. Your builder also probably has a section of lighting you can choose from.

Backsplash:

This doesn’t usually come in the builder finish packages, but luckily, it’s an inexpensive upgrade! Pick fun tile for kitchens, bathrooms and laundry rooms to spice up your space.

Railings/Spindles:

Black iron with little knots is extremely common, so check with your builder to see what it would cost to do something unique that matches your style. 

Front Door:

This is an easy thing to change that will quickly make your home stand out. First things first though! If you have an HOA, check with your neighborhood's restrictions to make sure you can have a fun-colored front door. Also check to see if the door your builder adds is painted or custom. If you want to add more variety to your home’s facade consider adding funky house numbers and planters to jazz up the front entryway.

Door Hardware:

I nerd out on door hardware. It can really change the look of a space! Again, ask your builder what it will cost to change the hardware to something more your style. You want to be different than the other homes on the street, but you also don’t want to be the most expensive. 

Flooring:

Ask if you can change the way the flooring is laid out even if you don’t change the material. You might be able to do something fun like a herringbone pattern. Of course this will cost more because it takes more time and product, but it can make your home look custom. 

Furniture:

This is the easiest way to add spunk to your builder home without paying ghastly in extra charges! Bring in your personal style through all your furniture, textures, colors and patterns.
